HVAC and Building Management Systems Manager
Job Introduction
We are looking for an HVAC (Heating, Ventilation and Air Conditioning) and BMS (Building Management Systems) manager to join our team on our client’s site in Manchester. You should have relevant engineering qualifications and substantial experience in Building Services maintenance management as well as proven track record in contracts and contractor’s management.
We offer a salary of £42,000 - £50,000, an operational bonus and flexible benefits fund along with Sodexo employee benefits and excellent development and progression opportunities within the company.
Role Responsibility
- Assisting the Estates Management team with the preparation and delivery of the 5-year maintenance plan, annual maintenance plan and lifecycle plan
- Undertake Authorised Person / Competent Person responsibilities in relation to specified systems.
- Responsible for the training and authorising of Competent Persons
- Ensuring services managed comply in accordance with the Project Agreement, legislative, statutory and HTM requirements.
- Contributing to the commercial management of the operational element of the contract, including management of the Performance Monitoring systems and to ensure Contract and Commercial Compliance. Monitoring contractual response and rectification times to ensure compliance and avoidance of service failure and penalties
- The cost-effective delivery of a Planned Preventative Maintenance Service in line with the project agreement and schedules.
- The management of a reactive maintenance service during both normal operating hours and outside operating hours of the hospital. The Working requirements will involve the need to take part in a roster out of hours call out system.
- Contribute to the day to day commercial management in line with contractual requirements and Sodexo operating procedures. Working with Senior Management agreeing, monitoring and reporting against budgets
- Commercial and Quality management of the HVAC & BMS operational element of the contract, including management of the Performance Monitoring systems and to ensure Contract and Commercial Compliance
- Maintain formal and informal communication with Trust & consortium partner managers related to services activities/ working group. Develop good working relationships with clinical and non-clinical staff at all levels
- Use of IT systems to include the CAFM and BMS systems to provide, monitor and report data within the Quality Assurance and other management reporting systems.
- The day to day management of maintenance craft and technical staff within the engineering team
- Undertake employee appraisals / performance reviews including the identification of training and development needs within specified company timeframes
- Provide technical engineering advice and support for the maintenance of equipment, fabric and utility services for the contract estate
- Ability to effect fault diagnosis on plant and equipment of a more complex nature.
- Planning and distribution of the workload for the respective craftsmen and technicians, ensuring that work is completed to schedule and the system updated accordingly. Supervision of contractors engaged on repair/maintenance works on a routine day to day nature
- Management and operation of the Permit to Work system and Safe Systems of work.
The Ideal Candidate
- Qualified to a minimum of HND level or equivalent in a relevant Engineering discipline.
- Have a minimum of 5 years’ experience in the maintenance of all building Services.
- Have a minimum of 2 years’ experience in the management of contracts and contractors.
- Have a working knowledge of all Health & Safety legislation affecting their work.
- Numerate with the ability to manage budgets.
- Good written and verbal communication skills with the ability to write reports.
- Computer literate with the ability to use Microsoft Office software and e-mail
- Ability to plan and programme works to achieve best value.
- Ability to manage, prioritise and plan own workload and deliver work within required time scales and have the ability to make decisions
- Broad based knowledge of engineering services and at a management level
- Prepared to work a standby rota
- Attended external and internal courses as required
- Good working knowledge of Health and Safety at Work regulations.
