We are sourcing for a General Services Manager based in our prestigious client site in Limerick. The ideal candidate will be an all-rounder – experienced in managing soft and hard services and well versed in Health & Safety as well as Security. We are also looking for a good financial acumen and the ability to manage stakeholders and clients. Great people managements skills are essential to this role.

Role Responsibility

  • Ensure legislative health and safety records are maintained and monitored. Refer any non-compliance or weakness in procedures to line manager.
  • Ensure all required site specific method statements and H&S documentation are in place prior to commencement of works and inspecting the works on completion to ensure all duties have been carried out the contractor’s contractual obligations.
  • Create and review permits to work, GMP permits, risk assessments, method statements, near misses and other associated H&S documents.
  • Ensure all areas/services are audit-ready and meet quality standards.
  • Carry out daily/weekly H&S inspections and manage actions arising from the inspections.
  • Ensure work of teams is carried out and performed to standards, policies and procedures. Advise and coach staff on how to comply with procedures.
  • Manage staff issues (e.g. conduct, capability and competency) that are covered by HR procedures or local safety rules. Recognise when the matter should be referred to line manager.
  • Deputise for and support the Contract Manager.
  • Monitor expenditure of the budget and ensure all appropriate work is recharged promptly.
  • Ensure work activity is planned in accordance with risk assessment, method statements and minimise disruption to client.
  • Create and review asset lists for a broad range of equipment and services onsite.
  • Liaise with all appropriate contactors to ensure own staff and specialist contractors have access to building, equipment and installations in order to carry out maintenance.
  • Respond independently to breakdowns or complaints and use experience and judgement to deal with unforeseen problems in resolving the breakdowns.
  • Respond to complaints and resolve problems, utilising roles and skills of others as the candidate deems necessary.
  • Set the priorities and decides remedial actions in order to meet service level agreements for occupiers.
  • Decide whether to call out specialist engineers or colleagues in response to emergency or critical situation, these decisions may need to be made outside of normal work hours.
  • Use software to generate reports and analyse data for the FM team.
  • Support the Contract Manager in the preparation and control of the department’s budget e.g. though identifying likely additional work, overtime requirements or potential breakdowns requiring repair.
  • Identify and make recommendations for improvements (e.g. in energy efficiency or frequency of maintenance) to contribute to the continuous operational improvement of the FM team.
  • Continue professional development in order to be recognised as the expert in a specific maintenance area.
  • Implement methods to ensure service levels or responses and completion on helpdesk calls are improved on a month by month basis.

The Ideal Candidate

Essential

  • Experience in managing self-delivery of soft and Hard services.
  • Experience of monitoring the delivery and quality of work carried out by contractors, from start to completion, ensuring delivery of high quality work, getting work done “right-first-time” and achieving high customer satisfaction within budgetary targets and providing a cost effective, value for money service.
  • Thorough experience in managing Health and Safety risk, including but not limited to asbestos, legionella, confined spaces etc.
  • Significant experience of security services within Ireland
  • Thorough knowledge and understanding of Health and Safety issues and requirements related to the maintenance Industry gained through experience and a qualification of IOSH or NEBOSH ) general certificate in Occupational Health and Safety).
  • Ability to take ownership and be accountable for all aspects of the service/repair from end-to-end, ensuring delivery within time-scales, high quality and excellent customer satisfaction.

Desirable

  • Comprehensive experience of working to Service Level Agreements and Key Performance Indicators. Ensuring team members comply with service obligations.
